The wording of the petition and amendment open the door for development at all four corners of this intersection.

Roulston Road/111 Intersection

 
This is a map provided to us by the State of New Hampshire.  We colored the lots.  The full version of this map hangs in Meeting Room 3 of the Planning Department.  View the uncolored version below.
 
The road shown vertically is 111, Connector C is the access road to Searles Chapel.
 
The road entering from the left marked "Roulston" is now called Lamson Road. Range Road is on the right, marked by the proposed name of "Canobie Lake Road".

The intent of these changes, according to the Planning Department, is to continue the Limited Industrial Zone in accordance with the Master Plan - to extend the current industrial park over the area vacated by the extension of Roulston Road and the discontinuation of Lamson Road.
 
If the intent of the proposals is to contain the zoning change along the north side of the new Roulston Road/111 intersection, the wording of these proposals needs to be cleaned up!  As the map above indicates, changing the zoning of these lots encompasses all four corners of this intersection.  This would include the area in front of Searles Chapel.  The Limited Industrial Zoning would allow for, among other uses, a gas station here.  This may not be the intent, but it clearly opens the door! 
 
Using the map above, the inclusion of lot 290 (blue) is bewildering.  It is clearly in the center of the intersection, extending south to the Searles chapel access road.  Any development here could threaten the aesthetic integrity and historic presence of this landmark.
